Frequently Asked Questions By Our Homeowners

What is the management fee? 20-25% based on a sliding scale of gross rental revenue. To determine your exact fee, we will do an assessment and a rental revenue projection.

What additonal start up fees are required? We currently ask for the owner to purchse 2 sets of linens, pay for an annual subscription to VRBO at $599, and the installation of a Kaba Lock at $799 for safety and security purposes.

What geographic areas do you manage? We specialize in homes located along Hwy 30A and Panama City.

How is my home marketed? We have a detailed strategy for not only our company but for each individual home. A dedicated marketing specialist is on staff to oversee VRBO, Airbnb, South Walton Tourist Site, Google, as well as Social Media channels such as Facebook and Instagram. We strive to increase the visibility of your property on these channels through both paid and organic advertising.

What about friends, family, and personal use? There is not restrictions to personal use. Nonrevenue guests wull be treated with the same care as any other guest. We also have an owner portal where owner reservations can be easily made and blocked off.

Who pays the cleaning fees? Cleans are charged to the guest directly. Homeowners only pay when used by you or friends/family.

How are linens laundered? Linens are stripped and replaced after each stay then sanitized and stored in house.

How is guest damage handled? When booking each guest must sign and pay a $89 rental damage waiver. This covers up to $3000 of damage. Anything above this is the responsibilty of the guest.

Do I get a Monthly Statement? Yes! On the 10th of each month you will recieve an email containing an Account Statement Summary of reservations and expenses plus a Profit and Loss Sheet.
